A sprawling 19 th Century farmhouse with several additional buildings all located on 3 acres of property in hunterdon county. The main farmhouse, which was originally built as a two-family, had been converted into a three-family sometime in the past. A large two- story carriage house was also located on the property along with a five-stall walk-thru horse barn. The carriage house consisted of a two bedroom apartment on the second floor while the first floor was set up as a workshop along with a large storage area .

A major renovation was done on the main house which included siding, roofing and over fifty new windows. Some furnaces and hot water heaters were also replaced. Stainless steel chimney liners had to be installed in the chimneys for safety.The interior of both buildings also underwent a complete make over. Septic system repairs had to be performed on the main house septic. The additional septic which handles the carriage house had to be replaced due to its condition. The property taxes were successfully appealed and reduced, with a savings of approx. 25% of the current yearly taxes. |

Mendham, New Jersey
A single-family two-story brick home with three bedrooms and one full bath on the second floor. The first floor was made up of a living room, dining room and kitchen. A two-car garage was located to the rear of the property, which consists of over an acre. The house was in poor condition with much deferred maintenance both on the interior and exterior.
This project was done in two phases. The first phase consisted of interior renovations and updating along with exterior updating. |

A new septic system was installed to replace the outdated system that was no longer functioning properly. The new septic system was designed for four bedrooms in preparation for the second phase of the project. The second phase consisted of designing and constructing a 2600 square foot, three story addition. Before construction could begin, application had to be made to the local authorities asking for several variances due to the location of the existing structure and the layout of the propose addition in relation to the property. |
| Once the approvals were granted and the permits approved, construction began. The completed addition is made up of a large master bedroom suite on the second floor. This new suite now connects to the pre-existing hallway, which leads to the three additional bedrooms. The main level of the addition consists of a large great room with a cathedral ceiling and three walls filled with windows and large glass sliders.
The main level was also designed with a guest room and full bathroom to make up for the lack of a bathroom on the main level of the pre-existing house.
The lower level of the addition has an office, laundry room, workshop room, full bathroom and large family room. Given the topography of the property an additional driveway was installed adjacent to the addition and is accessed from both the walk out lower level and the large wrap around deck.

West Windsor, New Jersey
Four bedroom 1 ½ bathroom colonial located in a rural section
of Mercer County. The home was in poor condition due to neglect,
damage and deferred maintenance. This project consisted of the installation
of a new septic system along with a new well. Much yard work and
landscaping had to be done to correct the undesirable curb appeal.
The interior needed and received a complete makeover from top to
bottom. The hardwood floors were refinished along with replacing
the flooring in the kitchen and bathrooms. |
